Pre-construction Services
- When you have us join your Project Team early, we will set the stage
for success. Our proven processes for estimating, scheduling, design/cost
guidance are second to none. We'll become your partners to achieve common goals
by conducting "roll-up-the-sleeves" work sessions for value
engineering, constructability reviews, preplanning for safety and quality.
Negotiated General Contractor -
We're
brought on to your team early. We work with you and your architect to design and
construct a facility that meets all your program and budget requirements. During
the design phase, we'll give you a Guaranteed Maximum Price (GMP) and when
approved we'll "fast-track" the construction phase by overlapping
completion of the design and the start of construction.
Design/Build -
Using this method,
we'll associate with an architectural firm and their consultants to design a
facility that meets your needs for program and budget. A lump-sum bid or GMP
will be given to you for approval before we start construction. You, as the
Owner, will have one point of contact and responsibility for design and
construction.
Construction Manager -
If you just
need services to get you through the critical programming phase, coordination of
the design, initial budgeting and scheduling, this is the method to use. We'll
help you get the project started and be your watchdog of budget and schedule.
We'll also help you coordinate the execution of contractors during the
construction phase.
Lump-sum Bid General Contractor -
Your
architect designs the project and produces construction documents. We then
competitively bid the work, manage and execute the construction with our own
labor forces and qualified subcontractors.
